Step 1. Log in to the MLS
Enter your MLS credentials and select your workspace (e.g., Residential). Confirm you have permission to view historical sold data.
Step 2. Open the Property/Residential Search
From the main navigation, open Property Search (Residential). Use the standard search form with filters for status, date range, area, and property type.
Step 3. Set Area & Property Filters
- Select your Area/Neighborhood (draw on the map or choose predefined areas).
- Choose the Property Type (Single Family, Condo/Townhome, etc.).
- Optionally set beds, baths, and square footage to tighten comparables.
Step 4. Pull Period A (Older Sales)
- Set Status = Sold.
- Choose an older Close Date window (for example: Jan 1 – Dec 31, 2019).
- Run the search and review the results.
Step 5. Pull Period B (Recent Sales)
- Duplicate the search (or clear only the date filter).
- Set a recent Close Date window (for example: the last 12 months).
- Run the search and confirm the sample is comparable to Period A.
Quality check: Exclude outliers such as distressed sales, heavy remodels, or unusual lot sizes that could skew results.
Step 6. Export or View Statistics
- Open the Statistics or Export option in your MLS results view.
- Record the Average Sale Price and/or Average $/SqFt for each period.
- If exporting to CSV, save each period separately with clear filenames (e.g., AreaA_2019.csv and AreaA_2024.csv).
Step 7. Calculate Appreciation
Use the following formula:
Appreciation % = ((New Value – Old Value) ÷ Old Value) × 100
Example:
If Period Aaverage = $450,000 and Period B average = $520,000:
((520,000 – 450,000) ÷ 450,000) × 100 = 15.56%
Step 8. Save Template & Notes
- Save your search as an MLS Saved Search for reuse (one for each period with dates updated as needed).
- Document your filter set and exclusions in your internal notes or CRM.
- Attach exported CSVs and the calculation to the client record if needed.
